We do one thing and we do it properly. Complex property tax advisory for developers and investors who need advisors that genuinely understand their world.
Grafene Accounting Limited is a specialist property tax advisory firm. We work with residential and commercial property developers, investors, and construction workers across Merseyside (Liverpool, Wirral and Southport), Greater Manchester, Lancashire, and Cheshire.
Our focus is narrow by design. Developer VAT, SDLT planning, capital gains, income tax structuring, CIS refunds, military pension reclaims. We don't offer everything to everyone. The clients who work with us value that. They've usually had the experience of working with a generalist who gave them a confident answer that later turned out to be wrong. We're the call they make after that.
When something sits outside our specialism, we say so. We'll point you in the right direction.
Property tax is not one discipline. It's developer VAT, SDLT, capital gains, income tax, structure and SPVs, each with its own rules, traps, and opportunities. Most generalist accountants touch all of them. We go deep on all of them. That distinction matters when the numbers are significant.
Graphene is the strongest known material. A single layer of carbon atoms, extraordinarily strong, with remarkable conductivity and flexibility. Scientists still find new things it can do.
That's what we're trying to build. Advice that holds up. Positions that don't fall apart under scrutiny. Complex information that flows clearly to the people who need to act on it.
The name also doesn't sound like an accountancy firm. That's deliberate. The clients who work with us aren't looking for a traditional practice. They're looking for someone who genuinely knows their area and is straight with them about what they find.
Robust positions, built to last. Nothing that collapses when HMRC looks closely.
Complex information, translated. Technical positions you can actually act on.
Every project is different. The advice has to fit the specific facts, not a template.
We know the market, the planning landscape, and the operators. Context matters.
We start with a conversation. We ask about the project: what you're developing, how it's structured, what decisions are coming up. That shapes the advice.
We don't give verbal opinions and leave it there. You get a written position you can refer back to, share with your solicitor, or put in front of a funder. Something with substance behind it.
We're also direct about what we don't know. Tax is complex and the rules change. If we need to check something before giving you an opinion, we'll say so. We won't give you a confident answer we haven't verified.
Tell us what you're working on. We'll tell you whether we can help and what that would look like.
We look at the specific facts (the project, the structure, the timeline) and tell you where the risks and opportunities actually sit.
Clear, technically grounded, written in language you can follow. Not a letter that ends up in a drawer.
For active developers, we stay close to the project. As decisions evolve, the tax position does too.
